Our hardwood floors need to be sanded down & refinished. I don't even know where to start - who to contact? Has anyone out there had this done before? How much does something like this cost?

What can I do next?

Ben Ashmore is awesome!!!!!! He is incredible! Not only is he great, but it is builder prices. That makes it even better. He came in sanded down my floors, hand scraped it (stressed floors),stained it, put 3 layers of traffic on it, and put kick plates all around the trim in 3 days. I have a 4200 square foot house 1/2 of it is done in hard woods all for $3300. He will tell you when he will start and when he will finish and what will take place. It will happen exactly like he says it will. He is kind of a flat liner, but he does great work. I will look and find his number for you.

We have hardwood floors in most of our older house (1951). When we bought it the previous owners never used the floors, they had the carpet over the floors. We pulled up the carpet and had the hardwood floors sanded and refinsihed. We got recommendations from friends. We used Hernandez Hardwood Floors. They are in the phone book. They were pretty quick and did a great job. The only issue we had was there was a lot of hole from the carpet staples/nails. They didn't fill in all those holes. You have to be near the floor to even notice them! We caught some of the holes and they filled them in on most of them. We've noticed more later after they left, however that is very minor and that is our only complaint. We had them come out on 2 different occasions. We did all our floors in 2 different stages/time periods.

You might try ServiceMagic.com. I LOVE this website. They can help you find anything you need in the way of service. I have had very good luck with them from carpet cleaning to driveway cement being poured. Good luck! B. Walker - Arlington

Most places that install Hardwood floors have someone who can do the sanding and refinishing of existing. We are using Master Flooring to do the second phase of Hardwoods for us in the next month, they did a wonderful job on our first phase which was 8yrs ago.

Dear S., Here are two ideas. My husband, a builder of luxury homes in the Southlake and Keller area, uses a company called Fosters Floors. John Foster can be reached at ###-###-#### or 800-446-3812. If that doesn't work, go to my web site, www.debdunn.com. Click on "Home Services" in the lower left corner of the home page. Then go to "Concierge Services". Then click on "See our entire list of Vendor Services". From there, you should be able to search for wood floor repair people--or any other vendors for that matter. The great thing is, you don't have to be working with a Coldwell Banker agent in order to use the service! If you ever DO need a great Realtor, however, I hope you will look me up.

You can rent an industrial sander because it would take forever to use a hand sander, I use polyurethane treatment coverings and they come in different stain colors from very light to very dark. Its time consuming but you can do it yourself. After you get the floor sanded you can take a woodfiller and mix and "patch" any deep scuff marks or ridges, or holes.
