I'm not going to tell you to spend a lot of money on your home before you sell it but, there are definately quick fixes that could really draw in the buyers. Unfortunately for sellers, there are a loooooot of homes on the market right now & yours must stand out if you want it to sell. That means condition & price. Also your agent must market the property. I hold broker's tours & the agents that show up receive a bottle of wine at my expense. The whole point is to get people in the door. That's my job. Even if they don't have a buyer for it today, they may tomorrow. I had a broker's tour last week & got 10 agents in the door & many of them asked how long the property was on the market. It was on for a year before I had the listing & those agents had never seen it. And what that did is brought 10 families in to see it on Sun. for the open house & I've been having showings all week. It's a numbers game. Eventually the more people I get in, the sooner we'll have an offer.
