Plano-Kings Ridge Neighborhood

We recenlty have moved from Austin and in process of shopping for a house and one of the neighborhoods that we like just by drving through is King Ridge.

We are young professionals, and currently TTC. We hate moving around, so whatever we buy, we probably will live there for a long time, unless the circumstances in life forces us to move.

We We are researching that neighborhood a little and I have reallized that it's not Plano ISD and there is a railroad track beside it. But the area looks immaculately well kept. Is anyone familiar with this neighborhood and would like to weigh in?

I am very familiar with this neighborhood as we looked at it extensively when we were house hunting almost four years ago. At that time there were alot of foreclosures in the neighborhood--which always makes you concerned if you aren't buying a foreclosure how much they will pact te value of your home. I think the elementary is fine--it is lisd (or at leat it was back then--hicks?). The concern for me would be Hebron high. Lots of drugs--but Im sure there are plenty of drugs in plano too. Where is there not these days? Go to schoolmatters.com--it is a good website to compare schools. Also look out for shifting and foundation issues in any homes you look at--particularly in that neighborhood. Also--check out frisco. Beautiful suburb for young families and offers so much--great schools too.

It is a beautiful area in a prime area of Plano.

The issue is the school district lines. Ifyou plan to be here long term and have children, I would opt for one of the houses that are in the Plano ISD. The maiin reason we moved to Plano before our daughter was born was the school district. She is a rising Senior this year at Plano West.

Now, I'll probably get blasted for being pro Plano so go to the PISD website as well as the school district this house is located in (probably Lewisville or The Colony... I honestly don't know) and do the comparasions yourself.

We had friends who purchased in that area and did not realize they were not in Plano ISD. You are doing a good job to cover ALL the facts.

The city of Plano has gone to great lengths in the past 10 years to make sure that whatever new developments occur in it's last remaining vacant land is well-done and preserves the property values of the existing homes. Kings Ridge, and it's neighbor Shoal Creek to the south, are master-planned PUD's that feature either custom-built homes or semi-custom homes by a handful of well-vetted corporate builders. To buy into Kings Ridge right now you're going to need about $325,000 to buy one of the small older homes in Phase 1 and 2 or one of the Toll Brother's smallest, cheapest floor plans in Phase 3 if you're interested in new construction patio/zero-lot type of dwelling. Toll Brothers really caused a stink a couple of years ago when it bought-out the remaining vacant lots in Phase 3 from Sotherby Homes and then immediately dropped the starting price about $150,000 to the low $3's. For the most part the properties for sale are in the high $400's with a few in the $5's and several above $1M. Whatever foreclosure mess the neighborhood may have gone through has now weeded itself out. This will always be a nice area, and I wouldn't worry about the Lewisville schools in general although I haven't checked out the specific schools that its zoned for state ratings and TAKS scores.

MS is Arbor Creek
HS is exemplary Hebron High School
