I am in a Quandry...The bank is going to forclose on my house as we are going to a variable rate from 7% fixed to whatever...the housing crash has caused my home to be worth only 350,000. when the loan is 450,000. My husband and I are researching many options, BUT, we don't know who we can TRUST!!! Many companies are willing to take our money...from 2 to 6 thousand for a LOAN MODIFICATION. We really can't afford to make a mistake on this one!! We have been in our home for 11 years and MORE THAN ANYTHING we don't want to lose it...If anyone knows, ABSOLUTELY how they can help or someone who has been helped, PLEASE let me know. We REALLY don't want to lose our home...

What can I do next?

I'm sorry, I wish i knew more about loan modification. I do know someone who might be able to help you out. Here's his website http://www.hugochinchay.com/

I know sometimes it doesn't matter, but he is a Christian. if he can't help you out, he might know someone who can.

just keep this in mind--you want to be sure that you can always make the monthly payments on your loan no matter what the rate is. variable rates can be tricky, they're often low in the beginning and then go up as time goes by. there's a chance it could go down too, but that's a chance you're taking.

good luck and take care. the story about your life sounds like it's something to be very proud of. keep God close. remember Romans 8:28 and Philippians 4:13

I am so sorry you are in this situation. My husband and I are currently putting our house on the market and hoping the bank will accept a short sale to avoid forclosure. There is no way, even with a loan modification, that we could keep the house due to excessive medical bills for our 4 month old and the fact that I have to care for him 24/7 so I can no longer work. We are in the Redlands area and have a highly recommended realtor that also specializes in forclosure prevention. Email me off list if you would like his information. ____@____.com

I really wish you the best and remember that God will never give you more than Him and you together can handle. Lean on Him.

My best friend and husband where in your same situation last yr. Even had the house packed up and rental in place. She took one last chance and talked to the bank about readjusting her loan...apparently they have more leeway then they let on. They actually "forgave" almost 100k of her loan...the overly inflated appraisal part and she had to pay some fees but not astronomically to get the loan redone...but she is staying in her home and payments are doable. If you would like to talk to her personally about what she did I am sure she would be more than happy to share. Just don't want to post her number publically on board. Contact me at ____@____.com and I can pass on her info. Since I don't know all the details just the end result. Her and her hubby are both older and disabled so its not like they had a bunch of disposable income to pay fees or anything. I was losing my house two years ago due to illness...lucky enough to sell before the market took a dive...moved into an apt and lived off the proceeds. Now that is gone...still ill...and now losing apt. I can soooo feel for you and your family. Tough times we are all facing and I will keep you in my prayers that an opportunity arrises for you and your family.

I'm sorry to hear about your situation.. We've been down that road (and still aren't in the clear) so I will pray for you.
Have you tried contacting the bank that serviced your loan? they may be able to modify the terms, other than that I don't know. Best of luck!
