What Do I Do with This Room?

Hi Moms -
We have lived in our home for a year in June. Long story short, our old house was tiny (1500sq ft) and down in the M-streets and we opted to lease it out and move to Plano - but the old house leased in 2 days and we were forced to go with the ONLY available house in the neighborhood we moved to. Because of the size of our old house, we don't have just a whole lot of furniture (our new house is 2500+).

So, the house we have now isn't our first floorplan choice, but we love the neighborhood, schools, street, neighbors, etc. We have this weird back room that isn't blocked off, but is similiar to a sunroom (has 3 windows + door w/ window, but not an addition). It adjoins to our dining room, and can be seen from the living room and entry. It's really too far from the rest of the house to be a playroom, plus is exposed (we don't want toys everywhere). You have to walk through it to get to the back yard. We already have our office in the front of the house. So, as you can imagine, it's kind of a useless space (currently used as a catch-all) and I'm really perplexed as to what to do with this room!

I've thought about using it as a back office - and it kind of is set up that way now, but it has a hodge-podge of old computers, office supplies, etc. I'm not looking to hire someone to stage/decorate. I just would like to ask if anyone else has had a similiar issue - what did you do? Are there any websites that I can go to and upload pics for advice? (I know about hgtv.com's "Rate my Space")

BTW- we're in the mortgage/real estate biz (our expertise is distress sales, not traditional list/sell) - we're numbers people.

What about a library/reading room. Put a couple of comfy oversized chairs, maybe a small bookcase, end table with lamp and it would be a great relaxing room to read and watch your kids play in the back yard.

I am in Real Estate as well, and I see lots of model homes. You could use as an art & crafts room if you or your children like that sorta thing, or you could use as sunroom with a little couch and TV where you could have a little "me" room to unwind. IKEA has the best storage possibilites for the $ if you wanted to use for crafts or storage. I would take a picture of your space and go to IKEA. Viewing all of the displays might inspire you..

Could it work as a mudroom? One that is kept very neat and has a nice bench and place to hang coats, dog leash, etc?

Oh you have received two lovely ideas.....which you can combine if you wish - library and art space....my library and studio are the same space in my home so that may be why I like it.......it also will extend nicely when you have a large group over....have fun........oh and plants, they would, of course, look nice.....

I would love to use it as a "me" room. But truly, functionally, it would be a great place to store outdoor play things - like balls, gloves, toys that they play with outside. I would love a spot like this. As it is, we store that stuff in the garage and have to carry it around to the back of the house.
