We Need to Sell Our Home!

Hi all you moms out there. My husband was offered a new position in another state and we accepted the offer. I did not want to seperate the family, so we moved with my husband and put our house on the market. It's been on the market for 4 months now and we are already living in another state paying rent and mortgage on the home. Our realtor is really sweet and kind, but I don't know if she's pushing the sell of our home. It's hard to manage the sell from another state. Any advice? I know the market is slow during the winter. We are already taking a loss on the house and there are numerous foreclosures in our neighborhood that's really hurting the sellng price for those of us who aren't in foreclosure. Help!! I need to sell my house!

So What Happened?

Well we haven't sold our home yet. We keep reducing the price in hopes of a buyer. So once more ladies in the Aurora, IL group, if you know of anyone looking to buy a beautiful home that's convient to I88 and Metra train, Mercy hospital and lots of shopping, please mention our house. It's now priced at $181,000 in the Golden Oaks Subdivision. Any further advice on what we could do to sell?

T., Is the house in montgomery or boulder hill area? or in tx where you are now? are you at all interested in renting it or just selling?

Hi!

It is a really tough market out there right now. As a Realtor, there are many things that I do to keep interest going on my listings. How is the property priced? Did your Realtor show you the comps around your neighborhood? Also, is she having Open Houses? Did she have a Realtor Open House? This is a great way to get other Realtors to see your property and give you constructive feedback. I also email agents in the area where my listing is to let them know that I have a new listing or if the price of my listing has changed. Is the home empty? Sometimes staging with a few pieces makes a difference! Are there flyers available for people passing by to check out photos of the inside of the house and the price? Did she put the home on Craigslist?

So many questions! Hope these ideas help!

Dear T.,

This may not be a popular response, but I think you should seriously consider letting the house go back to the bank -- BUT GET LEGAL COUNSEL FIRST. I don't know if TX is a recourse or a non-recourse state, but if they are a non-recourse state, letting the house go to the bank should satisfy your mortgage obligations. You already said that you are going to take a loss on the home. That means that if you sold today, you would need to come with a check to the closing to pay the bank the difference between your mortgage and the sale price. Yes, this will hurt your credit score. But, you will be done paying for the house -- no more mortgage, no insurance, no property taxes. Realistically, your house will need to be priced at foreclosure pricing to sell if there are numerous forclosures in your neighborhood already. So sorry that you are in this situation. My parents had their home on the market for a year before it sold. This was 3 years ago. They had an excellent realtor (whom we later used to purchase our home), and she did everything she could to push the sale with marketing, open houses, etc. It was only 3 years old and they had done a lot of extra work on the home....but the fact was, it was just a bad time for housing sales so it took a really long time to sell. They were in the same situation--had already moved to another state. With the housing market the way it is, four months seems to be a rather short time period. I know you want to sell your house yesterday, and it is hard having two mortgages and being out of state. When her contract is up, consider trying another realtor if you really think she's not doing enough, but I know that many realtors are doing all they can, but it's just harder to sell a home now. It does seem like it's slowly improving, at least in our neighborhood....good luck with everything!
