I would stay downtown at the Embassy Suites. It's a very nice hotel and within walking distance to many restaurants and such. It's a quick 5 minutes drive to the ballpark.
My two boys (12 and 10) play baseball and each of their travel teams has planned trips for next summer. I was hoping someone could share their experience with hotels or b&b's in either or both places. My younger one's trip to Omaha is scheduled for the end of June so we can catch a College World Series game. My older one's trip is set for the beginning of August, and while the boys (incl. my husband who is a coach) will be staying in the All-Star Village, I've heard most hotels are already booked and we need to find a b&b quickly for my younger son, (possible my daughter) and myself. Thank you for any advice you can offer!

You'll want to try to find a hotel in downtown Omaha in order to be close to the College World Series - so look for locations that say by the Gene Leahy Mall, Qwest Center, Old Market. Omaha is mostly a chain town so your best bets are the places you've heard of Embassy Suites, Double Tree, Hilton, Holiday Inn, etc. Hotel rooms do book up fast for the CWS so you'll want to book soon.

We are from Omaha, our family still lives there, and so we are familiar with lodging there. I am not sure where your sons baseball game is going to be played, so you might want to stay out near there. You don't want to stay down by where they play the College World Series.
The closest hotels besides downtown are located on 72nd street; however those are the first to be booked for CWS. I am not familiar with any B&B. I would be happy to answer any other questions.
I've never been to these places but have had good luck with a website called Homeaway.com. You can rent places directly from the owners and choose between condos, townhouses and houses. This might be a better way to go than a hotel - its usually always cheaper especially when you consider you will not have to eat out for every meal. I've used this service many times with no problems. Good luck!
