Hi Moms,

I'm curious to see if any of you have done a successful short sale.. and if so, can you recommend a good realtor?

I'm desperate to get out of my house. I'm no longer married and it's too much space for my daughter and me... too much upkeep... and too much mortgage on my own! But unfortunately, like so many in South Florida, I'm seriously upside down.

Any help would be appreciated.

FYI, I'm in Delray Beach, FL.

Have you considered renting out your house? Depending on how much your mortgage payment is; you may be able to rent your house out and keep it. That way your credit stays intact. I worked with a company called Sunstate Guarantee. They have several options from renting out your house to selling it to them at a heavy discount if they can't get it sold for you in xx number of days. When I worked with them, they really went above and beyond for me and my husband. They are located in Lake Mary, but they have reps in Tampa, New Port Richey, Brandon, Spring Hill, Jacksonville, Daytona, Stuart and Lakeland. In SW Florida, the best choice is Mike Lombardo, Century 21. He is in the top 20 for Century 21 Nationwide and half of what he sells is short sale. He is a full time agent with experienced office staff to get them done.

Well, you didn't say where you're located, which makes getting recommendations on a local realtor hard. We successfully bought a short sale house a couple of years ago and our realtor was great - I think he's located in Pompano Beach but works all over Broward County - his name is Paul Webb and he's with ReMax - his office # is ###-###-####. My husband works for the Dept of Financial Regulations and investigates companies that do short sales and loan modifications.

BE VERY CAREFUL who you deal with. There are a TON of criminals that are trying to scam money out of desperate people with short sales and loan mods.

I know there are specific laws in place to protect you and a lot of companies that are breaking the laws charging up front fees and what not.

I would check out http://www.flofr.com/ and do a little research before you end up going with anyone. You can verify that they are licensed at least.
