I am looking for a property management company to handle renting my house. I have called one and have a really hard time hearing back from them. Does anyone have a good experience with a property mgmt company either as a renter or landlord? If you have any tips for a first time landlord I would love those too! Thanks for the help!

My next door neighboor does manage rental propertys. He has 10 I believe. He is a great honest guy. He lives in Moncks Corner SC. Let me know and I can call him for you and pass you along to him.
To be honest, I would list the house on craigslist.org before I would go through a company. I have been looking at house for rent myself and I find more organization with owners than I have from some of the management companies around here. What you are experienceing with them now is the same you will later. I have also noticed that the ones on craigslist that are priced right, go very fast. Good luck to you guys!

My husband and I just used a Property Manager from P&L Properties in Summerville, for our rental property. She did a great job at finding us decent renters and checking their credit etc; however she was also really bad at returning phone calls throughout the process. I would highly suggest doing it yourself and going through the Trident Realtor association to get an official South Carolina rental application and contract. They should also be able to recommend a good source to use to run credit. I would also suggest doing an employment and rental verifications. As, far as advertising I have found that rent.com and craigslist seem to be the best sources. Rent.com cost $30 a month, and craigslist is free.
Of course if you do end up going through a property manager, I highly recommend P&L. They have a wonderful book which they give to the clients with a copy of the contract and everything from what to do in case of an emergency to when and where payments are due. They also have a very good contract. We actually only used them to find the renter and qualify them, and now we manage it ourselves, as far as maintenance and collecting rent. I hope this helps.
