We are relocating to South Florida. We have been planning on Boca since our kids are there and some family is there. But we cant seem to match the home we have here to one in Boca and Wellington seems to have that in some of their developments that are affordable. But the taxes in Wellington seem to be as high as we pay here and that is one of the reasons we are leaving. If we go to Boca, we need to find a development that isnt "older" as far as people go. I am looking for a development that has people our age (48-50), not outrageous fees, has larger homes that are priced reasonably (400,000-650,000) and is in a safe area!!! ( I know there are parts in both Boca and Wellington that once you cross a "line" you can pretty much fear for your life!!) Thanks for the help!!!!

What can I do next?

I am not very familiar with Boca, but Wellington is GORGEOUS!!!! My husband and I fell in love with a house there several years ago. The neighborhood was amazing. I jokingly said to my husband that it looked like something out of the movie the stepford wives because it was sooo perfect. Unfortunately, we didnt end up purchasing that home because my husband is a police officer in MIami dade county (yes, this house was worth the drive to and from Miami dade everyday), but the department wouldnt allow him to take his city vehicle into Palm Beach county. So we had to pass. It broke my heart ! : ( But it should tell you something knowing that we were both willing to make that commute daily just to live in that house in that community ! hope this helps ! GOOD LUCK

First of all L. A. anywhere you go there is going to be areas that people feel are safer than others. However, as long as you take the love of God with you, you will be alright. I am 45 myself and moved from Detroit to Ft. Lauderdale and experienced the same. I raised my four (4) children alone. I've been divorced for ten (10) years. My two sons are in the military and plan to make careers of it. They have no plans of returning to Florida. I am recently engaged again and moved to Palm Beach, and the crime rate is no different. As far as the people who purchased your home and want to take posession, they have that right to but, you should have stipulated an anticipated moving date for yourself. God works in mysterious ways and sometimes he works alot faster than we expect. You can deal with it because it sounds like you are a strong woman.

Hi L.! We live in Wellington, and I LOVE IT HERE! I grew up in small towns in VT and NH. I have lived in various parts of South Florida for about 8 years. Once we had our daughter, we wanted a safe community. I think Wellington is fabulous! It is so pretty here...unbeatable. This is a major equestrian area, and even though we don't own horses, we can easily take walks, with our daughter, to see them. Compared to the rest of south florida, there are so many trees here...I don't feel like I am in Florida..it feels more like Georgia. We have every store you can ever need..and more...but it still does not feel busy or congested. I really don't think there is an unsafe place in Wellington. We live in the more Western portion of the town. I have never been so happy in a town. I have wanted to leave South florida for years, but now that I am in Wellington, I can see myself here forever. The entire town is beautifully maintained. Really...no junkie houses. The people are very, very friendly. There is a lot of money here..but it is a lot of horse money, etc, and people just seem really down to earth. Good luck in your relocation!

ps..here is the link to the realtor we used. She was beyond awesome. When we relocate (within this town), we will definitely use her again. She was so professional, warm, and thorough. http://www.ulibarrihomes.com/

I'm a licensed broker and can hook you up with the right "local broker", as I mostly do my own buying and selling. I do have a townhouse available for short term while you shop around (great time to buy; but yes, Homeowner's Associations are going crazy with fees to cover insurance and maintenance; and taxes are criminal here in South Florida) as there are many great areas to consider. Without the HOA fees, you have the freedom to pick your own maintenance people (pool, lawn, etc), choose your own house color, etc.
Do you want to be near the beach, parks (Wellington is horse country and people complain about the manure odor..it's a hefty drive from the "city life" of West Palm, Boca, Delray and Ft. Lauderdale)
I could go on assisting you, so give me a reply if you desire. I do feel that a short term furnished rental is ideal in your situation, mine could be an option...I have a friend who owns a nice hotel in Boca and will introduce you so you get a good rate. Also a gal who owns several motels in Pompano that are fully furnished 1-2 bedrooms and you have the luxury of being near the ocean and within easy driving distance to various local cities. If you are "cash ready" then it should only take a week to decide and then make your offer, choose your closing/title agent and get situated. Most brokers use one or two at the most. I know one to recommend that I like.
And what schools are the kids at? Check out the bargains nearby for them to be nearer to good ol' mom and dad...
Blessings, S.

Good Morning, L.,
Have you considered Parkland? It's just south and west of Boca. We moved here four years ago, and we really enjoy it. There are lots of parks and trails. Parkland is right off the Sawgrass, so it's easy to get here. You might want to check it out.
Good Luck!
L.
