Wow! I am so impressed with the responses! THANKS! I am taking one peice of advice and listing more about the property. The Rental home is a 2 bedroom 2 bathroom Patio Home. It has a small yard and is truly low maintenance. It also has a one car garage that has been used as a play room for my son, so the carpet could stay or could come out to park your car. I am renting it for $1,150. Purrs and Woofs okay. I am not opposed to paying a referral fee if I could find a really niced person to rent. Thanks!

I always put mine up on Craigslist at phoenix.craigslist.org with nice pictures and a description and I've always gotten mine rented in a reasonable amount of time. It's nice because I don't put my email address on the ad so it's anonymous and I only respond to people that I want to from my email.
Then I have a friend of mine do a background and credit check for me and I charge the person applying for the checks. You can also do it yourself at http://www.creditreport.com/info/credit-reports/Arizona/P... and have the person reimburse you. I normally ignore medical bills not being paid but never let someone lease that has broken a lease or has history of non-payment of rent.
I always call and verify employment and the amount of money they make too. I make sure that the amount of money they make gives them enough for living expenses and rent.
Then they have pre-made forms at Office Max for the lease agreement and having them say if anything is wrong with the property.
Then you don't have to pay fees to a management company that really doesn't do much anyways. I go by and check the place every now and then.

I would suggest asking for references, you can also ask for a copy of their credit report. If you go online and look up Landlord Tenant Act, the site will give you ideas, and forms if necessary.

If you hire a rental agency- they certainly have a fee. You could do your own background check or have one run for a fee as well. You have to decide if you want the work or will hire someone else to do it.
