my husband is a direct lender. when you go through a place like texas lending they are brokers and can take a really long time. please at least give him a chance...he is great at explaining and is always answering his phone and emails (nights and weekends, too!). his office is in plano just off the tollway and he is always happy to meet face to face. good luck!!!

We used Guardian for the last house we built and this house that we built.

We also refinanced several times after closing on this house in 2000, they thought we were crazy but now we don't look so crazy :) The closing costs were reasonable (Don't roll them into the loan)

My hubby watches the numbers and we though about refi again, however, with great rates, the closing costs are running pretty high right now.

So we are happy and sticking with our 5 3/8 we've had several years.

We used Curtis mortgage in Denton. We got ourselves into kind of a pickle with one of the online lending companies and had to switch companies about a week before closing and Curtis mortgage really came through for us. They are honest and really work hard to get you the best rate possible. Best of all, they are local.
