Just checking to see if anyone has a home warranty company that they really like. We have one currently, but it is so, so. We're not unhappy with it, just think we can find one with a better plan.
So, who do you use and what is your montly premium and how happy are you with the service? Thanks!

Most home warranties are a gimmick. IF you need them, they com edo the absolute minimal things they have to do to "get you by".
If you have to replace something, they only replace with like or rebuilt parts, nothing is upgraded.
You are wiser to save your premiums and then get quality work done when you need it.
We have a friend who got a job with a major home warranty company and left within 1 week due to the business practices of "ripping customers off".
We have had American Homeshield since 1996. We have had to use them a few times, and have never had any problems at all. I would definitely recommend them. We pay $41 a month and it is lumped in with our house payment.

We use Old Republic and the service is good.
My fiance, mom and myself all have had American Home Shield and had major problems with them. So I would say anybody but them.
I don't remember our premiums. We had American Home Shield for a few years in our condo, and they were good. In our new home, it came with 2:10 or something, and we had a very bad experience with them. would not recommend them.
